Industrial Building Roofing: Membrane, Profiled Sheeting or Sandwich Panels

The roof of an industrial building covers thousands of square metres that take the brunt of snow, wind, sun and temperature swings. Choosing the wrong system leads to leaks above expensive equipment, ice build-up, freezing and constant repair costs. For warehouses, workshops and logistics centres in Kazakhstan, the choice usually comes down to three options: a polymer membrane on profiled steel decking, a profiled steel sheet roof, and roof sandwich panels. Let’s look at where each one fits.

Membrane roofing

The classic build-up for large flat roofs: load-bearing profiled decking, a vapour barrier, insulation (mineral wool or PIR boards) and a PVC or TPO waterproofing membrane whose seams are hot-air welded.

  • Pros: a seamless covering over the entire area, a low roof pitch, the option to place ventilation equipment and solar panels on the roof, and good repairability.
  • Cons: demanding on installers’ skills — a single poorly welded seam causes a leak; sensitive to mechanical damage during maintenance.

Given the strong UV radiation in southern Kazakhstan and the frosts of the north, it is important to choose membranes rated for that temperature range and to calculate fixings correctly for wind load — especially in the wind-swept steppe.

Profiled steel sheet roofing

A pitched roof of galvanised profiled steel sheeting with a polymer coating. For unheated warehouses it is laid as a single skin; for heated buildings a built-up system is used with insulation between two sheets.

  • Pros: low material cost, simple installation, fast progress, easy replacement of individual sheets.
  • Cons: requires a noticeable pitch; in cold buildings condensation may form on the underside of the sheet; a large number of fixing points through which moisture can penetrate over time.

Profiled sheeting is a sensible choice for cold stores, canopies, hangars and ancillary buildings where thermal insulation is not needed or minimal.

Roof sandwich panels

Factory-made ready-to-install elements: two steel sheets with a mineral wool or PIR insulation core between them. The panel acts simultaneously as the load-bearing deck, the insulation and the waterproofing.

  • Pros: the fastest installation — the roof is closed in within a few days; consistent factory quality; good thermal performance; a neat interior finish without a lining.
  • Cons: higher demands on frame accuracy; longitudinal and end joints are critical; limits on panel length and transport.

Sandwich panels are particularly convenient for heated prefabricated buildings: production workshops, temperature-controlled warehouses and vehicle service centres. For high fire-risk operations, the core is chosen in line with fire safety requirements — usually mineral wool.

What to consider in Kazakhstan’s climate

  1. Snow load. In the northern and central regions it determines the size of the purlins and the truss spacing. Pay special attention to snow drift zones at parapets and changes in roof level.
  2. Thermal movement. The difference between summer roof heating and winter frost exceeds 80 °C, so movement joints and proper fixings are required.
  3. Drainage. Internal outlets on a flat roof must be fitted with electric heating; otherwise they freeze in spring and water finds its way into the building.
  4. Seismic loads. In seismic areas, the roof diaphragm must act reliably as bracing, so the deck fixing pattern is part of the frame design.
The cheapest roof is the one you don’t have to think about for twenty years. Options should be compared on total cost of ownership, not just the price per square metre at installation.

Operation and maintenance

Any roof needs a scheduled inspection twice a year — in spring and autumn. Check the tightness of seams and of junctions with parapets and shafts, the condition of fixings, that outlets and gutters are clear, and that downpipe heating is working. In winter in the northern regions, monitor the depth of snow cover and clear snow drift zones in good time. Snow clearing is done without metal shovels or crowbars so as not to damage the membrane or the sheet’s polymer coating. Regular maintenance costs many times less than emergency repairs above a working shop floor.

How to choose

For a cold store, profiled sheeting is usually sufficient; for a heated workshop that needs to start up quickly — sandwich panels; for a large logistics centre with rooftop equipment — a membrane. The final decision is made after load calculations, a thermal performance calculation and a comparison of estimates. Questions and answers

What roofing is best for a cold warehouse?

For an unheated warehouse, a single-skin roof of polymer-coated profiled sheeting with an adequate pitch is usually sufficient. If condensation may occur inside, profiled sheeting with an anti-condensation layer is used.

Can equipment be installed on a membrane roof?

Yes, this is one of its advantages. Support structures and walkways are installed for the equipment so as not to damage the membrane, and the load is taken into account in the frame design.

Why do internal roof drains leak in winter?

Outlets and pipes freeze, and meltwater cannot drain from the roof. The solution is electric heating of the outlets and drain sections, plus correct falls towards the outlets with no ponding areas.
